West Ave owner targets restaurant, fitness tenants to fill retail space


West Ave is not only getting a new name, but potentially some new tenants that will add dining and fitness options.

FPA Multifamily, the new owner of the mixed-use development at 2800 Kirby, has a few retail spaces to fill, including the recently shuttered Del Frisco’s Grill. The retail center, to be renamed Shops at Arrive, is 94 percent leased.

The San Francisco-based company plans to renovate and rebrand the project at Kirby and Westheimer near River Oaks. Gables West Ave apartments will be named Arrive River Oaks.

The retail component spans nearly 194,000 square feet, of which about 18,400 square feet is available for lease, the company said. There are six spots available, ranging from 1,135 square feet to 7,131 square feet at the former Del Frisco’s.

The company plans to target a full-service restaurant, a fast casual restaurant and a boutique fitness studio for the larger spaces.

FPA Multifamily will do the renovations in phases, with completion planned in 2019.
